The Law Demands...

...that landlords & managing agents ensure that electrical equipment and circuitry in tenancy accomodation is safe.

the electrical equipment (safety) regulations 1994.

the plugs & sockets etc (safety) regulations 1994.

Regulations 5(1) Calls for electrical equipment to be:

(a) safe

(b) in conformity with the principle elements of the safety objectives for electrical equipment set out in schedule 3 to these regulations.

the regulations apply to any person who supplies electrical equipment in course of a  business. Thus the safety of any electrical equipment that is supplied as part of furnished accomodation that is hired or let in the course of a business controlled by the 1994 regulations.

You are bound by law to keep a service record of all electrical appliances. Your tenant has the legal right to inspect these records.

Failure to comply with your legal obligations could seriously endanger the safety of your tenant.

Failure to comply could invalidate your insurance cover and you also risk prosecution by law.
